LSA Signature Process
We believe that the foundation for any successful project is a collaborative and a well-defined process. Backed by the above mentioned 6 value pillars of LSA, our below signature process enables us to achieve a smooth and efficient project delivery.
This initial meeting is a complementary initial discussion to understand the Client and the Project Goals. In this meeting aspects that involve Zoning, Type of Development, Specific Client’s Goals and Expectations, Target Markets, Users’ Profiles, Environmental and Bylaw Requirements, Environmental Site Characteristics (i.e. Existing Vegetation, Hydrology, Flood Plains, Restrictive Covenant and the like) are explored and, once the firm is engaged by the Client, subsequently investigated (if their specifics are not known at the time of the meting).
When enough information is acquired, a very detail Fee Proposal is submitted to the Client. If necessary, the Fee is discussed during a meeting and any clarification or question asked by the Client is answered. If the Client accepts the Fee Proposal, an AIBC Contract is signed, and LO STUDIO architecture progresses to the next stage.
After the previous Phase, a Schematic Design is developed. Sometime more than one option is studied, depending on the characteristics of the Project Program. This includes Diagrammatic Plans, Massing of the Building, Statistics (i.e Areas, Density, Parking and Bylaw Information, Number and type of Units, if Residential, or other information pertaining to the type of development).
A Meeting is organized with the Client to discuss the Design and all the other aspects of the Development. At this Meeting, if possible, the Final Scheme is identified. In some cases, the Client needs time to review the Proposal. Therefore, final comments might be delayed.
Once the Final Proposal is approved and Drawings are finalized, we organize a Preliminary Submission to the City to obtain feedback. This review usually includes all the City’s Department.
It is a Methodology that tends to expedite the Process that leads to the City’s Approval and tends to minimize changes to the Design. Depending on the Circumstances and Characteristics of the Project, we might suggest engaging some Consultants at the early Stages of the Project to obtain feed backs that are crucial in the definition of Aspects of the Development. These are cases in which, without such feedback, these Aspects risks to be modified at a later stage, delaying the Project Schedule.
Various Projects might require different Stages: It could be necessary to engage in discussion with Stakeholders to define a Detail Program or obtaining a Re-Zoning and Development Permit.
A Building Permit is usually required as well as an Occupancy Permit (after which the Building can be used for the intent in which it has been created). LO STUDIO architecture will assist the Client in obtaining the permits in each one of these Phases, as necessary.
