Lo Studio Architecture, established in 2013, is a full-service architectural firm. The office is well recognized on the market for its balance between aesthetical as well as practical approach and for its competent staff.

Its design is generated through the following approach and philosophy:

  • Listening carefully to the Client fully understanding their Goals and Values, Collaborating with them in defining a Logical Program for the Project based on the outcome of the initial Meeting.

COURSE OF WORK

Stage 1 / Initial Meeting

This is a complementary initial discussion to understand the client and the project goals. In this meeting aspects that involve zoning, type of development, specific client’s goals and expectations, target markets, users’ profile, environmental and bylaw requirements, environmental site characteristics (i.e. Existing vegetation, hydrology, flood plains, restrictive covenant and the like) are explored and, once the firm is engaged by the client, subsequently investigated (if their specifics are not known at the time of the meting).

Stage 2 / Proposal

When enough information is acquired, a very detail fee proposal is submitted to the client. If necessary, the fee is discussed during a meeting and any clarification or question asked by the client are answered. If the client accepts the fee proposal, an AIBC contract is signed, and LO STUDIO architecture progresses to the next stage.

Stage 3 / Permits

Various projects might require different stages: It could be necessary to engage in discussion with stakeholders to define a detail program or obtaining a Re-Zoning and Development Permit. A Building permit is usually required as well as an Occupancy Permit (after which the building can be used for the intent in which it has been created). LO STUDIO architecture will assist the client in obtaining the permits in each one of these phases, as necessary.

Stage 4 / Development

During the development we strive to deliver a quality result in a timely manner by 

  1. Maintaining an effective communication with the client and all the individuals involved in theproject
  2. Being creative in maximizing results by combining social and client’s goals in dialoguing with authorities and stakeholders
  3. Being  practical as well as inventive in the project architectural expression in line with the scope, or the market, or/and the purpose of the project.
  4. Monitoring how well the initial goals and program are maintained during the development of the various stages of the project

Stage 5 / Approval

Once the Final Proposal is approved and Drawings are finalized, we organize a Preliminary Submission to the City to obtain feedback. This review usually includes all the City’s Department. It is a Methodology that tends to expedite the Process that leads to the City’s Approval and tends to minimize changes to the Design. Depending on the Circumstances and Characteristics of the Project, we might suggest engaging some Consultants at the early Stages of the Project to obtain feed backs that are crucial in the definition of Aspects of the Development. These are cases in which, without such feedback, these Aspects risks to be modified at a later stage, delaying the Project Schedule.

Stage 6 / Permits
